Why turnkey

The coordination is the work nobody prices

Appointing an architect, an engineer, a quantity surveyor and a contractor separately looks like it gives you control. In practice it gives you four programmes that do not align, four scopes with gaps between them, and a coordination job that lands on whoever has the least ability to refuse it — usually you.

The cost of that does not appear on any quotation. It appears as the three weeks lost while the structural drawings catch up with a layout change, the item that was in nobody's scope, and the argument about whose instruction caused the variation.

Before you call

What people ask about turnkey

Does turnkey mean I lose control of the decisions?

No. It means you stop coordinating and start approving. Each stage ends with something you sign off — the scheme, the measured budget, the programme — and construction proceeds against documents you have approved. What changes is that you are making decisions rather than chasing four parties to get you the information needed to make them.

Is turnkey more expensive than appointing everyone separately?

The fee line can look higher because it includes work that is unpriced on a split project — coordination, programme management and cost control — rather than because the same work costs more. What a split appointment usually costs extra is in delay and in variations that nobody owned. The honest answer is that it depends on the project, and we will tell you if yours is one where separate appointments would serve you better.

Can you join a project that has already started?

Yes, and it is common. We would review what exists — drawings, costs, work already built — and tell you plainly what can be carried forward and what needs redoing. We will not take over a project and quietly build on a foundation we do not think is sound.
