Viability
Feasibility Studies
Find out whether a project works before you commit capital to finding out the expensive way.
Overview
What our feasibility studies service covers
A feasibility study answers a blunt question: should this project proceed as conceived? We assess technical buildability, financial return, environmental constraints, and economic viability, and report what we find — including when the answer is no, or not in this form.
The study is most valuable early, while the scheme can still change cheaply. Used properly it either de-risks a commitment or saves you from one.
Why engage us
Five reasons clients bring feasibility studies to TopHall
Four dimensions assessed, not just cost
Technical, financial, environmental, and economic viability are assessed together, because a project that prices well but cannot get environmental approval is not viable.
Buildability judged by people who build
Technical assessment comes from engineers who construct, so constraints are identified from site reality rather than desk assumption.
Costs grounded in measured quantities
Financial modelling draws on real quantity surveying rather than rate-per-square-metre rules of thumb that hide project-specific cost.
Regulatory constraints surfaced early
Environmental and approval risks are identified at the study stage, when they can still shape the scheme instead of derailing it.
A recommendation you can act on
You get a clear position with the reasoning behind it — not a document that lists considerations and leaves the decision entirely with you.
How it works
Our process
Each stage has a defined output, so you always know what you are receiving and what happens next.
- Step 01
Define the proposition
We establish what is being proposed, the target return, and the constraints you already know about.
- Step 02
Technical assessment
Site, ground conditions, access, services, and buildability are examined.
- Step 03
Cost & financial model
Capital cost is built up and modelled against revenue and return expectations.
- Step 04
Environmental & regulatory review
Approval pathway and environmental constraints are assessed.
- Step 05
Report & recommendation
Findings and a clear recommendation are presented, with the assumptions stated.
Questions
Frequently asked questions
At what stage should I commission a feasibility study?
Before you commit significant capital — ideally before land purchase is final, and certainly before detailed design begins. Its value drops sharply once the scheme is fixed.
Will you tell me if the project isn't viable?
Yes. A study that only ever confirms what the client hoped to hear is worth nothing. If the numbers or the constraints do not work, we say so and explain why.
Does the study cover financing?
We model financial viability and return. We are engineers and quantity surveyors, not financial advisers, so we will be explicit about where our analysis ends and regulated financial advice begins.
