Registered and compliant with
Why this is harder from abroad
The problem is not distance. It is that nobody is accountable
Most diaspora building projects are arranged through someone trusted — a sibling, a cousin, an old friend — because there is no obvious alternative. That arrangement asks a family member to supervise construction they are not qualified to assess, manage money they did not budget, and deliver bad news about people they know. It strains relationships and it does not produce good buildings.
The failures that follow are rarely theft, whatever the stories suggest. They are more often drift: materials bought without a measured basis, decisions taken on site because someone needed an answer that day, a programme nobody was tracking, and a cost position nobody could state until the money ran out.
The alternative is not to trust harder. It is to build with a registered company, against a measured bill of quantities, with progress documented on a schedule — so what is happening on the plot is a matter of record rather than a matter of faith.
What goes wrong from abroad
Five things diaspora clients tell us happened last time
We hear these in almost every first conversation.
Money sent against no measured basis
Funds released for 'materials' with no bill of quantities to measure against means nobody can say whether the amount was right, including the person spending it.
Progress reported in adjectives
"It's moving well" is not information. Dated photographs against a programme, with what is complete and what is outstanding, is.
A relative carrying a job they never agreed to
Asking family to supervise construction puts them in an impossible position and puts the relationship at risk. That cost is real even when the building turns out fine.
Work covered up before anyone qualified saw it
Reinforcement, damp proofing and drainage disappear under concrete. Once covered, the only evidence is a photograph somebody thought to take.
No single party answerable
A fundi here, a supplier there, an uncle coordinating. When something is wrong there is nobody whose responsibility it is to fix it.
What we handle
Everything, so nobody at home has to
Five of our seven service lines, on one contract.
Construction
Substructure through to finishes and external works, by a company you can hold to a contract.
Design & Structural Drawings
The house designed and engineered properly for the plot, rather than adapted from a plan drawn for somewhere else.
Measured Budget
A bill of quantities so every release of funds is measured against a document rather than requested against a need.
Reporting & Supervision
Dated photographic progress reports on a fixed cycle, and inspections at the stages that get covered up.
Water, Drainage & Septic
Borehole, harvesting, drainage and septic designed into the project rather than improvised later.
How it works from abroad
Six stages, none of which require you to be here
Scheduled calls in your time zone, and everything in writing.
A call that suits your hours
What you want to build, where the plot is, and what you are working with.
We visit the plot
Boundaries, access, slope, services and ground conditions, reported back with photographs.
Design & measured budget
Drawings and a bill of quantities, so you approve a scheme and a figure before anything starts.
Agreed programme & payment stages
Dated milestones with funds released against measured completion rather than against requests.
Build & report
Construction with inspections, and photographic progress reports on a fixed cycle you can rely on.
Handover
Snagging closed out, services tested, and the documentation sent to you wherever you are.
Why TopHall
What makes this checkable rather than trustworthy-sounding
Every item here is something you can verify before committing.
A registered company with a physical office
Incorporated in Kenya in 2017, at Applewood, 10th Floor, off Ngong Road, Nairobi. Ask for our registration details and verify them.
Funds released against measurement
A bill of quantities means every payment stage corresponds to work that has been measured, not to a message asking for money.
Progress you can see, dated
Photographic reporting on a fixed cycle, including the stages that are about to be covered over.
Engineers making the technical calls
Structural, environmental and water engineering in-house, so nobody on site is deciding a foundation by eye.
Your family stays family
Nobody at home has to supervise, chase or deliver bad news. That is what you are appointing a company for.

Before you call
What diaspora clients ask first
How do I know the money is being spent on my house?
Because funds are released against measured completion rather than against requests. A bill of quantities sets out what the building is made of and what each element costs, payment stages correspond to measured work, and the progress report shows what was completed. That does not require you to trust anyone's word — it gives you a document to check the work against.
Do I need someone in Kenya to oversee it?
No, and the point of appointing a company is that you should not have to. If you have a relative who wants to visit the site they are welcome to, and we will deal with them as your representative if you ask us to. What we would not want is for the project to depend on them, because that is the arrangement that damages both the building and the relationship.
How often will I hear from you?
On a fixed cycle agreed at the start, so you never have to chase. Reports are written and include dated photographs, what was completed, what is outstanding against the programme, and anything requiring a decision from you. Calls are scheduled for your time zone — our office hours are Monday to Friday 8:00am to 5:30pm and Saturday mornings, Nairobi time, and we will work around that for a call.
