New standalone homes are relatively rare in Westlands and Parklands, where most plots are either commercial or already built on. Where a house is the brief, it is usually a replacement on an existing plot.
Westlands is Nairobi's second commercial centre, and Parklands beside it holds some of the city's older residential building stock. The result is a genuinely mixed brief: office and retail fit-outs, apartment developments, and renovation of solid mid-century houses that are worth upgrading rather than replacing.
Renovation is unusually prominent here. Much of the Parklands stock was well built and sits on desirable plots, so the economics often favour reworking a structure — services, layout, finishes — rather than demolishing it.
